Rental Application Guidelines
APPLICATION FEE – $50.00 PER ADULT
(NON-REFUNDABLE)

Each adult (18 years or older) must complete a separate application and submit the non-refundable $50.00 application fee. Before applying, please review the information below to ensure you meet the rental criteria.

 
APPLICATION & SCREENING PROCESS

Fonteyne Property Management complies with all Federal and Maine State Fair Housing Laws. Our screening process evaluates a combination of the following factors:

  • Credit History

  • Income & Employment Verification

  • Rental History

  • Criminal Background Check

  • Sex Offender & Terrorist Watch List

  • Animal Screening (if applicable)

  • Photo Identification

Each applicant must upload a legible copy of a government-issued photo ID.

INCOME & EMPLOYMENT VERIFICATION

Applicants must provide documentation such as:

  • Recent pay stubs, tax returns, or bank statements

  • Self-employed applicants must submit at least 2 years of tax returns and 3 months of business bank statements

  • Employment history must reflect at least 6 months with the current employer

  • New hires must provide an official job offer letter

Any employment verification fees required by the employer are the applicant’s responsibility.

RENTAL HISTORY
  • A minimum of 3 years of verifiable rental history is required

  • Provide names, phone numbers, and addresses of previous landlords

  • Notify previous landlords that a rental verification will be requested

  • Evictions or unpaid landlord debts may result in denial

  • Homeownership may be verified through credit reporting or MLS records

 
CREDIT HISTORY
  • We use TransUnion to obtain a credit and background report

  • You cannot submit your own report

  • Strong credit improves approval chances

  • Bankruptcies within the past 3 years will result in disqualification

 
MULTIPLE APPLICANTS

Applications are reviewed as a group, considering the combined strength of all applicants. A strong individual profile does not guarantee approval if other group members fall short of criteria.

CRIMINAL BACKGROUND SCREENING

Applicants are screened through:

  • Criminal records databases

  • National sex offender registry

  • Terrorist watch list

We do not rent to registered sex offenders. Convictions involving violence, weapons, drugs, or similar offenses are evaluated on a case-by-case basis. Please provide full details for any past convictions.

 
REQUIRED INSURANCE

Tenants are required to hold a legal liability insurance policy of $100,00. Policies must include:

  • Coverage for: fire, smoke, water damage, sewer backup, falling objects, and civil unrest

  • Fonteyne Property Management must be listed as an “Additional Interest”

  • Proof of insurance must be submitted prior to move-in

Note: Legal liability insurance does not cover personal belongings or living expenses. For full protection, renters should obtain a separate renters insurance policy. Failure to maintain coverage is a lease violation.

 
ANIMAL POLICY
  • Each property owner sets their own animal policy; some may allow pets, others may not

  • No more than two animals are allowed without specific approval

  • Breed restrictions apply due to insurance limitations

  • Misrepresentation of pets may result in lease termination

Service animals are permitted in accordance with the law. Proper documentation is required. A photo of each animal must be included with the application.

 
Property Inspections

Fonteyne Property Management conducts periodic inspections (interior and exterior) for maintenance and compliance purposes. Photos may be taken and shared with the property owner.

 
SUMMARY OF KEY TERMS
  • $50.00 application fee per adult is non-refundable

  • Smoking is not allowed inside the home or garage

  • All occupants and animals must be disclosed on the application

  • Legal liability insurance is mandatory

  • Application may be delayed or denied for failure to meet guidelines
